Modern Spaaces Sarjapur Overview

Modern Spaaces Sarjapur is a single high-rise tower of ground plus 47 floors off Sarjapura Main Road, near DMart, with about 900 two- and three-bedroom apartments, 80% open space, a multi-level car park and more than 50 amenities. It is one of the Modern Spaaces upcoming projects on the corridor where the developer has built almost its entire portfolio. In the same Bengaluru market, Urban Oasis by Modern Spaaces helps frame how another project presents scale, location logic, and the trade-offs a household should resolve before shortlisting.

This page tells the full story of the project: what is being built, who is building it, where it stands on the road to registration, and what a buyer should understand about the expression-of-interest stage before committing money. For prices, unit sizes, amenities and travel distances, each topic has its own page on this site.

The Modern Spaaces Sarjapur Story

Sarjapura, the market town at the outer end of the Sarjapur Road corridor, has become one of South-East Bengaluru's residential growth areas. Much of what has been built around it is mid-rise: gated communities spread across several blocks. Modern Spaaces Sarjapur takes a different route. Instead of many shorter buildings, it concentrates its homes into a single tower that rises to ground plus 47 floors, and gives the rest of the ground back as open space.

The developer's own line for the project is "on top of everything in your life", and the idea behind it is simple. A tall, single tower lets the project keep 80% of its site open, move cars into a dedicated multi-level car park, and spread its amenities across the grounds in smaller pockets rather than one large clubhouse block. The homes themselves are compact and efficient: two-bedroom apartments of 1,100 to 1,200 sq ft and three-bedroom apartments of 1,350 to 1,500 sq ft, priced from ₹1.10 Cr. Modern Spaaces positions the project on value, and the rate of about ₹9,000 per sq ft is what that positioning rests on. When a buyer is still forming the shortlist, Kalyani Kanakapura Road keeps the Bengaluru lens focused on practical fit: address, product scale, configuration, timing, and paperwork clarity.

The name used on this site, Modern Spaaces Sarjapur, describes the developer and the town. The upcoming high-rise is also known as Crown Crest, but Modern Spaaces has not formally announced a launch name yet; when it does, this site will carry it.

Modern Spaaces Sarjapur Building Design

One tower, 47 floors. About 900 homes over 47 floors works out to roughly 19 homes a floor on average. A floor plate of that size, served by banks of lifts, is typical of the high-rise towers now being built across Bengaluru's growth corridors, and it is what allows a single building to hold a community the size of a multi-block project.

80% open space. Because the homes are stacked vertically, most of the land stays free of buildings. Open space is where landscaping, walking routes, play areas and the amenity pockets sit, and in a project of this scale it is the part of the plan residents use every day.

Multi-level car parking. Cars are parked in a multi-level car park (MLCP) rather than across the grounds. That keeps the open space free of traffic and parked vehicles, and keeps the ground level for people.

Breakout Spaaces. Instead of one conventional clubhouse, the 50+ amenities are arranged in dedicated pockets of experience across the project, which the developer calls Breakout Spaaces or a smartly designed fragmented clubhouse. The themes are recreation, wellness, fitness and community living. The detailed amenity list is released at launch, and the amenities page on this site explains the concept.

Mivan construction. The tower is built with Mivan aluminium formwork, in which walls and floor slabs are cast together in concrete using precise, reusable aluminium moulds. The method gives consistent structures and a fast, repeatable floor cycle, which matters in a tall building where the same floor is built 47 times. Modern Spaaces uses aluminium formwork across its apartments.

Modern Spaaces Sarjapur Homes and Pricing

The project offers two configurations. Two-bedroom homes measure 1,100 to 1,200 sq ft and start from ₹1.10 Cr. Three-bedroom homes measure 1,350 to 1,500 sq ft and are priced at ₹1.30 Cr to ₹1.50 Cr. The standard rate is about ₹9,000 per sq ft on a construction-linked plan.

The launch offer is built around cash flow: pay ₹10 lakh now and nothing until possession, with a pre-EMI from ₹10,000 a month. The first 200 buyers also pay no floor rise charges and can choose any floor and any unit in the tower, with preferential location charges and additional charges separate. The floor plans and price pages set out the details and the costs that sit on top of the base price.

Modern Spaaces Sarjapur Developer: Modern Spaaces

Modern Spaaces is a Bengaluru developer led by partners Shravanth Reddy and Novin Reddy, with its office on Sarjapura Main Road itself, at No. 73/2, Chambenahalli Village, Dommasandra Post. It is a corridor specialist: almost every project it has registered sits within a few kilometres of Sarjapur Road, in and around Sarjapura, Kada Agrahara, Sompura and Chikka Tirupathi.

By its own figures, Modern Spaaces has developed about 2 million sq ft, has 5.5 million sq ft under way and more than 20 million sq ft upcoming. Its entities hold 14 project registrations with the Karnataka Real Estate Regulatory Authority, the earliest dating from 2020. The developer lists Urbanest, Soul Tree and Engrace as completed, and its ongoing projects include Green Storeys, Engrace Vista, Serene Heights, Onyx, Neon, the Soulace villas, the Windmere lake homes and the Ivy County villa plots.

Two points of context are worth knowing. First, Modern Spaaces builds through a separate legal entity for each project, which is common practice in India and ring-fences each project's finances; the promoter named in the K-RERA registration will be the entity for this tower. Second, the developer's registered portfolio is mostly mid-rise, with buildings of roughly ten to fourteen floors. A G+47 tower is a step up in typology for the company, and buyers may reasonably ask about the structural consultants, lift specification and fire-safety design that come with a building of this height.

Modern Spaaces Sarjapur Regulatory Status

Modern Spaaces Sarjapur is not yet registered with the Karnataka Real Estate Regulatory Authority. Registration is awaited, and there is no registration number yet. Under the Real Estate (Regulation and Development) Act 2016, a project must be registered before homes in it are sold, and the registration is where the developer commits to the carpet area of each unit, the sanctioned plan, the number of homes and the completion date.

What that means in practice is straightforward. An expression of interest is a priority registration: it puts you in the queue for launch information, configurations and introductory pricing. It is not a sale. Before you sign an agreement for sale or pay more than the EOI amount, check the registration number at rera.karnataka.gov.in, confirm the project's approvals, and ask for the EOI's refund terms in writing.

Who Modern Spaaces Sarjapur Suits

First homes in a growth town. The 2 BHK, from ₹1.10 Cr, is sized for young families and professionals who want a gated, amenity-rich home in Sarjapura without paying inner-corridor prices.

Upgraders who want a third bedroom. The 3 BHK, at 1,350 to 1,500 sq ft, adds a room for a study, a parent or a growing child while staying under ₹1.50 Cr.

Buyers who want a view. In a 47-floor tower, the upper floors look out over a low-rise landscape, and the first-200 offer removes the floor rise charge that usually makes those floors cost more.

Buyers managing cash flow. Paying ₹10 lakh now and nothing until possession, with a pre-EMI from ₹10,000, suits buyers who are paying rent today or waiting on the sale of another property.

It is a single tower of ground plus 47 floors with about 900 2 BHK and 3 BHK homes, 80% open space, multi-level car parking and 50+ amenities. Modern Spaaces has not yet announced a launch name, so the project is referred to here as Modern Spaaces Sarjapur.

When is the Modern Spaaces Sarjapur launch?

The official launch is expected at the end of October 2026. Until then an expression of interest is open, which gives priority access to launch information, configurations and introductory pricing. The price list and booking terms are confirmed at launch.

What does the expression of interest (EOI) give me?

An EOI registers your interest before the launch and gives you priority access to launch information, configurations and introductory pricing. It is a priority registration, not a purchase. Ask for the EOI amount and its refund terms in writing before you pay.

Is Sarjapur a good place to buy a flat?

Sarjapura suits buyers who want good schools, access to the Wipro, RGA and Electronic City workplaces, and newer homes at lower prices than the inner corridor. The trade-offs are peak-hour traffic towards the Outer Ring Road, no metro yet, and major hospitals about 15 km away. Judge value on the all-in price per sq ft of carpet area against other homes nearby.

Is Modern Spaaces Sarjapur known as Crown Crest?

That is the name the upcoming Modern Spaaces high-rise in Sarjapura is known by, and many buyers search for it that way. Modern Spaaces has not formally announced the launch name yet, so this site calls the project Modern Spaaces Sarjapur. The name on the K-RERA registration will be the official one; ask the sales team to confirm it when you register your interest.
