Modern Spaaces is a Bengaluru developer that builds almost entirely on the Sarjapur Road corridor, from an office on Sarjapura Main Road itself, with more than a dozen projects registered with K-RERA since 2020.
Modern Spaaces Sarjapur, a single tower of ground plus 47 floors with about 900 two- and three-bedroom homes off Sarjapura Main Road, near DMart, is the developer's upcoming high-rise apartment project in Sarjapura. To judge a pre-launch project, a buyer has to judge the builder, because the tower itself does not exist yet. This page sets out who Modern Spaaces is, what it has built and is building, how it is organised, and what the Sarjapura tower represents within its portfolio.
The project is in pre-launch with an expression of interest (EOI) open and the launch expected at the end of October 2026. Its K-RERA registration is awaited; when it is granted, the registration will carry the promoter's disclosures, including its declared completion date and its past projects.

Who Leads Modern Spaaces
Modern Spaaces is led by its partners, Shravanth Reddy and Novin Reddy. The company describes its purpose as building a platform for people to succeed, rooted in the belief that spaces can shape lives. In practice, its record shows a developer that has stayed close to home: its office sits on Sarjapura Main Road, and almost every project it has registered is within a short drive of that office.
That concentration is a strength for a buyer in Sarjapura. A developer that has built repeatedly in one micro-market knows its land, its approvals, its contractors and its buyers, and its reputation in that market is visible to anyone who asks residents of its earlier projects.
Modern Spaaces Projects
Modern Spaaces groups its projects as completed, ongoing and upcoming.
Completed
Modern Spaaces lists three projects as completed:
| Project | Homes | Location |
|---|---|---|
| Urbanest | 330 | Sompura Gate |
| Soul Tree | 564 | Sarjapur Road |
| Engrace | 629 | Sarjapur Road |
These three alone account for more than 1,500 homes, which gives prospective buyers of Modern Spaaces Sarjapur a body of finished work to visit and residents to talk to.
Ongoing
| Project | Product | Homes | Starting price |
|---|---|---|---|
| Soulace | 4 and 5 BHK villas | 266 | ₹5 Cr |
| Engrace Vista | 3 BHK apartments, 2,116 to 2,200 sq ft | 392 | ₹1.8 Cr |
| Serene Heights | 2 and 3 BHK apartments | 240 | ₹1.87 Cr |

| Neon | 2 and 3 BHK apartments, 1,230 to 1,740 sq ft, Chikka Tirupathi | 292 | ₹81 lakh |
For its registered ongoing projects, the date to look at is the declared completion date in the K-RERA registration: December 2026 for Green Storeys and July 2027 for Serene Heights 1. A declared completion date is the developer's commitment, not a record of delivery; when you visit a site, look at how far construction has progressed against it.
Upcoming
Modern Spaaces lists eight upcoming projects, among them high-rise apartments on Sarjapura Main Road and villa communities off Sarjapur Road, on Gunjur-Mugalur Road, on Nandi Hills Road and on Skandagiri Hills Road. By its own figures, the upcoming pipeline adds more than 20 million sq ft.

How Modern Spaaces Is Organised
Like many Indian developers, Modern Spaaces builds through separate entities for separate projects. The promoter named on a registration therefore changes from project to project: names such as Modern Spaaces Ventures, Modern Spaaces Constructions and Urban Rays LLP appear on different registrations, all sharing the group's office on Sarjapura Main Road.
This structure is ordinary practice and has a purpose: a project-specific entity ring-fences one project's money and liabilities from another's, and the Real Estate (Regulation and Development) Act requires 70% of the money collected from a project's buyers to be kept in a separate account for that project. For a buyer, the practical point is to note which entity is the promoter of Modern Spaaces Sarjapur once its registration is granted, and to make payments only to that entity's designated account.
How Modern Spaaces Builds
Modern Spaaces builds its apartments and villas with aluminium formwork, known as Mivan technology. Walls and slabs are cast in concrete together using precise, reusable aluminium moulds, which gives consistent dimensions, a fast floor cycle and a durable, monolithic structure. The company presents this as part of its promise of faster delivery and better finish.
Modern Spaaces Sarjapur uses the same method. In a single tower of ground plus 47 floors, with the same floor plates repeated many times, aluminium formwork is well suited to the job.
Where Modern Spaaces Sarjapur Fits
Most of Modern Spaaces' registered apartment portfolio is mid-rise, typically around ten to fourteen floors. Modern Spaaces Sarjapur, at ground plus 47 floors, is a step up in height and in the engineering, fire safety, vertical transport and construction management a tower of that height requires. It is also larger than most of its earlier apartment projects, with about 900 homes in one building.
That step is neither a reason to buy nor a reason to avoid. It is a reason to ask specific questions at launch: who the structural and fire consultants are, how many lifts serve the tower and of what speed, what the construction schedule is for a building of this height, and what the declared completion date in the K-RERA registration will be.
What the project shares with the rest of the portfolio is just as relevant. It is on the corridor where the developer has built almost all its other apartments. It uses the construction method the developer uses everywhere. And it is priced at about ₹9,000 per sq ft, within the range of the developer's recent Sarjapur Road corridor projects, with 2 BHK homes from ₹1.10 Cr and 3 BHK homes at ₹1.30 Cr to ₹1.50 Cr.
Modern Spaaces Reviews: What to Check
Searches for Modern Spaaces reviews are common, and the honest answer is that a developer's reputation is best checked in person. Before you commit to Modern Spaaces Sarjapur:
- Visit a completed project. Urbanest, Soul Tree and Engrace are listed as completed; walk through one and speak to residents about build quality, maintenance and the handover experience.
- Visit an ongoing site. Compare construction progress at a registered project such as Green Storeys or Serene Heights with its declared completion date.
- Check the registrations. Look up the numbers above at rera.karnataka.gov.in, and read the quarterly progress updates the developer files there.
- Wait for this project's registration. Sign an agreement for sale for Modern Spaaces Sarjapur only after its K-RERA registration is granted, and confirm the promoter entity, the declared completion date and the carpet area of your unit.
- Get the EOI terms in writing, including whether the amount is refundable.
